There are so many myths in the real estate industry and the loan industry right now.  If you listen to the news and the constant doom and gloom, you'd think the real estate market has bottomed out...not true!!!  If you buy, "you can't get a loan", you'd be wrong!!!  There are tons of loan programs out there and it's not nearly as difficult as what you might think.  Besides, even if there is a glitch or something that needs to be fixed,

You can qualify for a 1st time buyer program
if you haven´t owned a home for three years!
 
VA is still 100% loan and requires no downpayment.  In addition, there is no PMI on VA loans, so borrowing money is even cheaper!
There are many down payment assistant programs in KC right now.  Call for information!
 
FHA only requires a 3.5% down payment!  And did you know....it can be gifted from a family
member!  (What a fabulous tax write-off! )  Some lenders will allow you to purchase a home even with a lower credit credit as long as you have more money to put down. 
 
Conventional loans only require 5% down!!!  Conventional loans are more flexible
than FHA loans when you're trying to get in on a foreclosure or repo. 
You don´t have to pay big fees up front to repair your credit!
 
Buyers don´t pay real estate commissions, sellers do!
You can have a seller pay your closing costs on any VA, FHA or Conventional loan!
